How Much Profit Can You Make by Constructing a Building in DHA Defence Karachi?

One of the most common questions investors ask us is simple: if I buy a commercial plot in DHA Defence and build on it, how much will I actually make? The answer depends on the location, your costs and whether you sell or hold for rent. Below we walk through a realistic example for a 200 square yard commercial plot, using market figures as of October 2026.
Note: these are illustrative estimates, not a guarantee. Prices, construction costs, taxes and rents change, and every plot is different. Use this as a framework and get a deal-specific calculation before you commit.
Why builders like 200 sq yd commercial plots
A 200 sq yd plot is about 1,800 square feet. Under DHA Karachi building bylaws, commercial plots of this size have generally been allowed 100% ground coverage with a basement, ground floor and four upper floors (B+G+4). That means one plot can give you roughly six levels and around 10,000 to 11,000 square feet of rentable or sellable space. Always confirm the current bylaws and approved plan for your specific plot with DHA before you buy.

Step 1: The plot
Commercial plot prices vary hugely by location. Listings in October 2026 show 200 sq yd commercial plots roughly in these ranges:
- Bukhari Commercial, Phase 6: around PKR 27 to 50 crore, depending on lane, corner and main-road position
- Al Murtaza and Peninsula Commercial, Phase 8: around PKR 20 to 25 crore
- Ittehad Commercial, Phase 6: around PKR 20 crore
- Smaller or less-established commercial areas: considerably lower
For our example, we will use a Phase 8 commercial plot at PKR 23 crore.
Step 2: Construction cost
Construction rates in Karachi have risen with cement, steel and labour costs. As a reference point, Zameen’s construction cost calculator (updated October 2026) puts complete construction of a standard house in Karachi at roughly PKR 4,500 per sq ft. A commercial building costs considerably more because of the basement, heavier structure, lift, fire safety, generator and commercial-grade finishes. In practice, building a B+G+4 commercial building on a 200 sq yd plot in DHA currently costs about PKR 8 to 10 crore all-in, depending on specifications and finishes.
- Covered area: about 10,800 sq ft (six levels of about 1,800 sq ft)
- Construction, approvals, architect, structural design, utility connections and lift: PKR 8 to 10 crore (roughly PKR 7,400 to 9,300 per sq ft)
- For this example we use the midpoint: PKR 9 crore
Step 3: Buying costs and taxes
When you buy the plot you will pay DHA transfer fees and advance taxes. These depend on the property value and your filer status and are revised every budget. For this example we budget about 5% of the plot price, roughly PKR 1.15 crore. Confirm the current rates before you buy.
Total investment
- Plot: PKR 23 crore
- Buying costs and taxes: PKR 1.15 crore
- Construction and approvals: PKR 9 crore (range PKR 8 to 10 crore)
- Total: about PKR 33 crore (range PKR 32 to 34 crore)
Option A: Build and sell
Completed commercial buildings on 200 sq yd plots in DHA are currently being offered at roughly PKR 40 to 50 crore, with tenanted buildings on established commercial avenues at the top of that range. Using a conservative and an optimistic case for a Phase 8 building:
- Conservative sale at PKR 40 crore: gross profit about PKR 7 crore, roughly 20% on your investment
- Stronger sale at PKR 45 crore: gross profit about PKR 12 crore, roughly 35% on your investment
From approvals to completion, a building like this typically takes around 18 to 30 months. Remember to account for taxes on the gain when you sell, and for the cost of having your capital tied up during construction.
Option B: Build and rent
Many investors prefer to hold the building and collect rent. Full 200 sq yd buildings in Phase 8 commercial areas are being advertised for rent at around PKR 25 to 30 lakh per month, with the ground floor alone often earning a large share of that.
- Gross rent at PKR 25 lakh per month: PKR 3 crore per year
- Less around 15% for vacancy, maintenance and management: about PKR 2.55 crore per year net
- Net rental yield on PKR 33 crore: roughly 7.5% to 8% per year, before any increase in the building’s value
Add annual rent increments and long-term appreciation of the land, and a well-located, well-tenanted building can be one of the strongest long-term assets in Karachi real estate. A fully tenanted building also sells for more than an empty one, so many owners rent first and sell later.
What makes the difference between a good and a poor result
- Buying the right plot. Main-road, corner and high-footfall lanes rent faster and sell for more.
- Controlling construction cost. Fixed-price contracts, a good structural engineer and close supervision prevent budget overruns.
- Getting approvals right. Build strictly to the approved plan; violations can block sales and utility connections.
- Pre-leasing. Securing tenants such as banks, brands, clinics or gyms before completion de-risks the project and raises its value.
- Timing your exit. Selling a tenanted building, rather than an empty shell, usually achieves the best price.
The bottom line
On these assumptions, building on a 200 sq yd commercial plot in DHA Defence can realistically generate a 20% to 35% gross profit if sold, or a 7.5% to 8% net rental yield plus appreciation if held. The biggest swings come from the plot price you pay, how well construction costs are controlled and how quickly the building is tenanted.
