Renting a House, Office or Apartment in DHA and Clifton: What to Check First

Whether you are a family looking for a house, a company setting up an office, or a business that needs a ground-floor shop, renting in DHA Karachi or Clifton goes much more smoothly when you know what to check. Here is the checklist we use with our own tenant clients.
Before you start viewing
- Know your total monthly budget, including maintenance charges, utilities and generator or solar costs.
- Plan for upfront costs. Landlords in Karachi usually ask for a security deposit and advance rent, so budget for several months of rent upfront.
- List your must-haves: number of rooms, parking, floor level, backup power and distance from work or school.

Renting a house
- Check water supply carefully: tank capacity, line water and whether you will need water tankers.
- Inspect for seepage, especially after rain, and check that bathrooms and the kitchen are in working order.
- Ask whether the portion is independent or shared, and who pays which utility bills.
- Look at the street at night as well as during the day.
Renting an office
- Confirm parking for staff and visitors; it is one of the biggest pain points in busy commercial areas.
- Check internet options, electricity load and backup power.
- Ask whether the space can be used for your type of business, and whether signage is allowed.
- Clarify who is responsible for fit-out, and whether the space is furnished or bare.
Renting a ground floor or shop
- Footfall and visibility are everything; visit at your peak business hours.
- Check frontage, shutter width and storage space.
- Ask about restrictions on the type of business allowed in the building.
Renting an apartment
- Ask who manages the building and what the monthly maintenance covers.
- Check the lift, generator, water supply and security arrangements.
- Look at the condition of common areas; it tells you how well the building is run.
The tenancy agreement
Always sign a written tenancy agreement on stamp paper. It should clearly state the rent, the security deposit and advance, the annual increment, the lease period, the notice period, who pays for repairs, and the condition the property must be returned in. Take dated photos of the property on the day you move in.
Police verification
Tenant registration with the police is required in Karachi. Make sure it is completed for every new tenancy; it protects both tenant and landlord.
