Overseas Pakistanis: How to Invest in DHA Karachi Property from Abroad

View from an airplane window, investing from abroad

Many of our clients live in the UAE, Saudi Arabia, the UK, the US and Canada, and want a secure property investment back home in Karachi. DHA Karachi and Clifton are natural choices because of their documented ownership systems and long-term demand. The challenge is doing it safely from thousands of kilometres away. Here is how.

1. Decide what you want the property to do

  • Growth: residential or commercial plots, held for appreciation.
  • Monthly income: a rented house, apartment, office or commercial building.
  • A future home: a house you will move into later, rented out until then.

Your goal shapes everything else: the area, the budget and how much management the property will need.

2. Work with a broker you can verify

Choose someone with a real office, a track record and a willingness to share full documents and video walk-throughs. Ask for live video calls from the property, not just photos, and check reviews or references from other overseas clients.

3. Verify before you send any money

Insist on seeing the ownership documents and confirm the property directly with DHA. Check for outstanding dues and any existing loans or disputes. If possible, ask a trusted relative or your own lawyer in Karachi to double-check independently.

4. Send money through official banking channels

Use formal banking channels, such as a Roshan Digital Account or a regular bank transfer, rather than informal routes. This keeps a clear record of where your money came from, which matters for taxes, for proving the source of funds, and for repatriating money later if you sell.

5. Use a power of attorney if you cannot travel

If you cannot be in Karachi for the transfer, you can appoint a trusted person through a power of attorney attested by the Pakistani embassy or consulate in your country. Limit the power of attorney to the specific property and transaction, and appoint only someone you fully trust.

6. Understand your tax position

Transfer taxes in Pakistan depend on property value and filer status, and rates change with each budget. Overseas Pakistanis may have specific provisions available, so speak with a tax adviser about your situation before you buy.

7. Plan management if you are renting it out

A rented property needs someone on the ground to find tenants, draft agreements, collect rent and handle repairs. Agree this in advance, in writing, with clear reporting so you always know what is happening with your investment.

Red flags to watch for

  • Pressure to pay quickly before documents are shared
  • Requests to send money to personal accounts of people who are not the owner
  • Prices far below the market for the same phase and size
  • Refusal to allow independent verification
